Inspection Day Explained: What Your Inspector Actually Checks
Uneasy over tour day? No need. Here is a phase-by-phase account of a standard Sparrowfield call — what gets viewed, what gets run, and what reaches your file.
Arrival and outer circuit
Your reviewer pulls up, circles the grounds, and opens with the shell: slope and runoff, cladding and trim, glass and entryways, patios, paths, and the exposed footing. Moisture routing earns extra care — most indoor troubles begin outdoors.
Rooftop, loft, and padding
Then the surface layers, seals, spouting, and downpipes, succeeded by the loft: timbers, airflow, padding depth, plus any trace of drips or vermin. Lofts disclose a dwelling's past honestly.
Networks: power, water, climate
The heart of the call. The breaker box is opened and graded, sockets and safeguards trialed, taps run for force and seepage, the hot-water vessel appraised, and furnace plus AC sent through their cycles. Each trial is pictured and logged.
Rooms, one after another
Partitions, overheads, flooring, glass, and doors throughout, plus fitted machines and protection gear — alarms, rails, and exits. If you join, this segment shines: your reviewer voices notes live and fields queries at once.
Once we depart
Inside a day your picture-led file lands, notes ranked by weight, trailed by a no-cost review call with your reviewer. You will grasp precisely what stands firm, what wants effort, and the move ahead — the assurance the entire routine exists to lend.
